Beware of their T&C's. This company has a limit of $500 on appliances, but what is worse they depreciate on that limit and not the replacement cost of your appliance. If you have a $2000 refrigerator that is 5 years old with a life expectancy of 10 years (50%) instead of repairing they would pay you $250 (if repair cost equal or are greater than) not $1000 or even the $500 max limit. They determine age based on manufacture date not sale date, so if in a warehouse for a year or longer, they could depreciate 60% or more. And if they choose to replace they would give you the cheapest model they could find not something of like kind or quality. In my case it was a Monogram convection wall oven - new they cost $3600 plus tax, they have offered $150. They depreciated their $500 allowance and not the replacement cost. They don't tell you any of this when you speak to a sales rep. Don't be fooled thinking you are getting a good deal.

Save your hard earned money. Select Home Warranty (SHW) puts a lot of effort into advertising their repair and/or replacement of your home appliances and equipment. I was very skeptical at first and after participating for the first year have come to realize that it is a SCAM. I had roof leak coverage as part of my premium package. Shortly after moving into our house we realize a roof leak and submitted a claim. SHW declined the claim. Then had issues with our HVAC system at the start of the summer with temperatures hovering around 90 degrees. We waited a couple of days without any air conditioning waiting for their recommended technician to contact us which never happened. Then they told us to contact anyone for the repairs. Another couple of days for a different company to come out but they finally arrived, diagnosed the problem and fixed it. Submitted the invoice and they said they could not process the claim because they require you to just get an assessment and send it in to SHW so that their team can review the contractors diagnosis and cost of repairs while two to three weeks go by with us having no air conditioning. Then had an issue with our 2015 Samsung refrigerator that cost over $3,000 new. Had their technician come out and the estimate for repairs exceeded $1,000. They figured after their depreciation of my refrigerator that it was only worth $225 that I could use towards the repairs or to buy a new one. Check their repair small print. They only cover repair parts not labor. Even though they claim repair or replace, their accelerated depreciation would never allow them to replace an item let alone repair. Save your money. SHW is a scam.

IF 100 PEOPLE DO NOT PURCHASE SELECT HOME WARRANTY BECAUSE OF MY REVIEM I LOS $375, BUT SELECT HOME WARRANTY $37,500

SELECT HOME WARRANTY IS A DISHONEST COMPANY do yourself a favor save your money and stress knowing that you being fool by trusting this SCAM COMPANY. Stay away from SELECT HW they do not have technicians as they claim, also that few companies that accept SHW are dishonest like them, they only collect the service fee which it will not cover the part that is just for diagnostic (some can give you this for free) and then they tell you they will contact you to let you know what is your part and what SHW will cover. Furthermore, they sent companies without checking their license.

I have three properties and 2 are with CHOICE HOME WARRANTY we have made several calls in one of our rental property and they honor what they advertise, is the item is cover they collect the fee $45 and the rest is paid by CHOICE HOME WARRANTY.

Please do not make the mistake I made, I am so glad I only tried them for 1 year and it is the house were we live, since we do take care of our property I only call them once but enough to discover SELECT HOME WARRANTY IS A SCAM. I lost 375.00 plus the calling fee $45 but I will post this bad review every where to avoid people making rich a dishonest company.

I am a real customer so please believe me stay away from SELECT HOME WARRANTY only their website have fake reviews. This was my mistake checked the reviews on their website but check yelp and others to find out more about this company.

After I called for my first claim, select told me they will email me when they find a technician to fix my roof. They promise 24- 48 hours. Every time I called to follow up, they gave me a run around. I told them if they fail to keep their words I will cancel the policy, two agents agree to give me full refund. I was so frustrated dealing with them, after I waited 48 hours, no email from them. I suspect I got scammed. I called select 12:47am to cancelled. They want to me call their refund team the following day. I called my credit card company to put a dispute on the charge under section 75 they fail to deliver and not live up to expectation. My credit card company promise to deal with them.

PLEASE don't use Select Home Warranty! I'm a Platinum customer and my garage door opener broke. They sent out their approved contractor. He says it can't be repaired and recommended to Select to replace for $375. Select offered me only $150! They advertise they'll replace a covered item if it can't be fixed. That's a lie! I've called and called and they hang up on me! Finally a manager calls me and says I'm only going to get $150 and I should go to Home Depot and buy a opener for $150 and install it! Seriously?! SELECT OS A RIP OFF. I'm sorry I signed up with them.

Do not trust these people to take care of anything. They will look for an excuse to not cover a majority of the claims, and the contractors they use are terrible. I had a plumber cancel on me twice and then no showed the third time. I had my dishwasher fixed only after I used my own provider and then it took 4 months to get an $85 reimbursement check. The fine print basically allows them to not cover your claim for any reason. Go elsewhere.

I moved and tried to get a refund but they told me I had a $75 cancellation fee.

Where to start? I was simply browsing online and seconds after I entered my phone number in their website, I got a call from them but using that IP trick to make it look like the call was coming from my home area code (Red Flag). The salesman was really pushy (Red Flag), but effective, and sold me on a 3-year + 6 free months policy for $1050. The contract wasn't supposed to start until two weeks from now but the second I hung up the phone, the charge went through (Red Flag). The sales person told me that the policy was transferable, but I read the policy and it clearly said not transferable (Red Flag). I was told that I could cancel with a pro-rated refund, many reviews stated that would not happen from their experience (Red Flag).

After reading all of the poor reviews, I called back to cancel my policy, called SHW, and the cancellations department wouldn't pick up the phone (Red Flag). So I called my CC company, disputed the charge before it posted, and cancelled and changed my card number - since I had just given it out over the phone to a shady business.

What a waste of my time! And inconvenience with my card. And now I'm frazzled. Thank you to those leaving the feedback about their poor experiences! Probably saved me from even worse than what already went down.

My advice, do not engage, just hang up the phone!

Elect Platinum Care Plan
Select Home Warranty has been the most miserable warranty program I have experienced in my life. Of everything I need fixed in my home, Select has found a way to get out of paying for it. The people at select are so incompetent that they have recently ordered an AC and Heating repairman three times to fix my refrigerator. Finally, after I hire my own repairman Select condemns my refrigerator and offers $150 to by a new one that cost $1400. 00. Haven't got that money yet. I have a washing machine that is broken. Select refuses to take a claim on it. For you do-it-yourselfer, beware. I am an AC / Heating and repair man retired. I have done the annual service and check of my own AC unit for years. My AC unit gets better care than most because they get pampered to last longer than most. Recently, My AC blower motor went out and a claim was filed with Select. Because I didn't have proof the unit was service past three years, they will not cover the cost. There is a whole lot I don't understand about this Company. Here is how they sell their warranty.

Advertisment
1. Call to place your claim, 24 hours a day 7 days a week.
2. We will contact a local licensed service technician to diagnose your problem. Technician will contact you to set up an appointment.
3. Just pay a Modest service call fee and covered repair or replacement of your home system an appliance will be complete.

Reality
A call place to Select Home Warranty. Problem with my refrigerator. Supposable a licensed service technician was call. No one showed up. Contacted Select Home Warranty two additional times. The same thing happened, no one showed up. This went on for about 10 months. I called Select Home Warranty again. This time, I received a phone number of the licensed service technician. I call the technician immediately. The Technician stated that his business was two hours from my home address. That he could not come and look at my refrigerator. I called Select back and they contacted the technician and the same was expressed to Select. Select contacted another Technician. I called this technician to find out he only works on AC and Heating units. Not Refrigerators.

Dishonest!

Used, or should I say tried to use, service contract. Dishwasher failed. Service tech came out and diagnosed problem as circuit board. Was told I would receive authorization in 24 to 48 hrs. After 48 hours I called them and was told it was in authorization. After 72 hrs I called and was told it was still in authorization. After 4 1/2 days I called and was told the repairs would cost more than the replacement cost of the dishwasher. Was told that because the unit was over 5 years old(I purchased it new in Dec. 2016) I would be receiving a check for $185.00 dollars for replacement of a $500 dishwasher. This company will give you the run around all day long. You won't get past the out of country call center to speak with anyone in authority. DO NOT USE THIS COMPANY, TOTAL RIPOFF.

Do Not Use Them

Select Home Warranty is a scammer. They say everything to make sure you buy a policy. They also do not provide information such as cancellation fee and other hidden fees. Here is my case:
1. The technician they sent only took the picture of the serial and model number of my water heater and check the electric panel and came up with the diagnosis that the water heater was leaking
2. Select Home Warranty refuse to pay the claim even though the sale person stated that they cover for everything
3. I don't want to argue with them so I requested for an official report of the diagnosis for the record. They did not send it to me.
4. I also request for a cancellation on the policy and request for a full refund. Now, all the hidden fees appear. They charge me $75 cancellation fee, a claim fee of $30 (even though they did not pay for the claim)
5. I have a 3 years policy for a total of $1050 which is divided into two payments. I already paid $500. Now that I want to cancel, they said my policy is $500 which makes it $41.67/month instead of $29/month.
Therefore, instead of me getting $471, I now get $353.33 only.

Total Ripoff Scam!

Don't even waste your time or money purchasing a warranty from this company. They lied and told me that they would cover the full cost of repairs to my major systems minis the $60 deductible. They told me there were no restrictions or loopholes. When my AC broke down a few months later they would only pay $150 of a $750 bill. They said I had to have 3 yrs of maintainance records. I haven't even owned the property for 3 yrs. I specifically ask about this before I purchased the warranty and was lied to. They said it was all in the fine print of the agreement which they never sent to me. I called twice to request that it be mailed to me but never received it. Bottom line, they are scammers and a rip off unscrupulous company. I immediately cancelled my service. I wish I had read the reviews before I paid my money. Won't make that mistake again. Buyer beware!

You pay for pool coverage, but almost nothing about the pool is covered. Not the heat pumps, booster pumps, or even the water pumps are covered. What do they cover? What am I paying for? I made a claim on my fridge. They tell me it could be the condenser but that it's not covered. I'm assuming they only cover ice cubes and floaties. This entire place is a scam. I want to forget about them but the only reason I'm posting this is that I might save someone from getting swindled.

They scam first time home buyers! They take 11 days to investige a claim then tell u they will give u $150 dollars even though you provided them with receipts and picture's they requested. They market to new homeowner and realtors but it's false advertisement they won't provide you with more than $150. Do not purchase a home warranty from them!

When I bought my home last year, the seller gave me a one-year home warranty to Select Home Warranty as part of the deal. It gave me peace of mind that if a system had issues in the house, I'd be able to call for help. Well, last October, I had a water leak. I immediately reviewed my home warranty paperwork to make sure it was a covered leak and it was. I waited on hold for 4 hours to talk to a phone rep to place a claim. It took three days for them to dispatch a repair person to "assess" the leak. Then, the repair person had to wait on them to authorize the repair. The repair estimate was close to $500 and the company only approved $80. That's it. $80. And I had to pay $75 to have the technician assess it. I fought back and forth for days trying to get them to explain how they arrived at the $80. Every phone rep I talked to was rude and barely spoke English. Each one gave a different answer. I would get people pretending to be supervisors. They were scripted and the bottom line is - they find loopholes or make up one to get out of paying for anything that is more than $100. I did everything right. They still refused to pay. I filed complaints with the BBB and they lied to them about the resolution and claim to get the complaints closed. I reported them to the Attorney General's office. No one responded. I ended up cancelling my contract with them for a partial refund (less a processing fee) so that I could take my business to another company. I don't recommend them if you think you may actually need their help. Oh, I also discovered that they pad "reviews" websites with fake testimonials. One of the "supervisors" told me to go read reviews on a specific website as his proof that his company had good service, but I googled nearly 50 of the names on the website and NOT ONE of them came up in any sort of search results. Some of the reviews were identical and sounded like they were written by someone within the company. I even tried to use their bogus reviews to support my request for reimbursement because they said they "NEVER" pay for "installation" of anything but I found several people "thanking" them for the installation of things. So... yeah. Good riddance.

WARNING: If youre in the market for a home warranty, please DO NOT choose Select Home Warranty. They are a scam of a business! Ive been going round and round with them for MONTHS to get a technician out to service my refrigerator that is not getting cold enough due to motor issues. You can never get a hold of anyone via phone and if you submit a claim online nothing happens. Email responses take a minimum of 5 days all for them to tell me its not covered! My contract clearly states that the refrigerator is covered! BUYER BEWARE. Take your business elsewhere! www.selecthomewarranty.com

Just collecting your premium but won't get any service as they always say this is not covered. Paying for the combo plan which covers everything as they mentioned on the plan but it comes to repair but they would say 'it's not covered' so stay away from this company!
