I advise every single homeowner not to sign up with this company it's just a scam. Trust me on this they took your money when you need them. This is my first year with Select home warranty company and requested three repairs. They declined all three. Counter top microwave (expensive one), cooling issue in summer and now heating isdue. Every time, we had to pay $100 as up front tech fee/visit fee as per contract, but they declined repair each time on the grounds that you don't have three year service records. All this process took each time 2-4 weeks for getting a NO answer. This company is a scam. They have 11 five star reviews on their website, probably all by themselves. Please do not waste your time and money with this company.
No contractors will do work for this company. If you pay for the work out of pocket it is difficult to receive reimbursement. SHW does everything possible to not reimburse. There are also low reimbursement amounts that are not advertised, but are in the small print. Not worth the money.

Never use SHW for any home warranty. They are the worst and all fine lines. Contract says repair or replace any appliance upto $500 and then it says if repair cost is above the value they will not pay above the depreciated value which can be < $200 or < $100 which is useless. If i have to buy an appliance which will cost $800+ then what is the point of having such warranty.
Awful customer service. They will hang up on you when you ask for a manager. They don't want to pay to replace your item. They give you the lowest amount possible. Don't do business with them go to Cinch. I made the mistake of switching companies and I regret it big time.
In january they sent out a contractor at 10:00 at night in a car full of kids to examine my bathroom leek. The man took my $75 and never came back so now waiting almost a year and getting a run around i cancelled my policy and they charged me another $75. Now $150 later and numerous monthly permiums spent still do not have this fixed. They are the biggest rip offs out there. Did i mention im a disabled scenior on Social security. Shame on them
I was platinum coverage holder with selecthomewarranty. I called to report a claim on broken refrigerator, your ice maker is not in the coverage you want to pay extra fee to have that added. I said, no I want to work on the broken refrigerator for now. A technician showed up from APEX Appliance Repair Service. He looked inside/out, opened the back coverage touched couple of things, closed the covered and said compressor is broken could be fan. I asked, this is still repairable right!. He said yes, I need to get approval from warranty company. With parts and labor costs, I am not sure whether they will approve it or talk about replacement. I did not get call for 2 days. I followed up as this is needed working item. Lady on the phone kept me waiting for sometime! And said the sealed unit is not covered under the policy terms. I said, technician said, it is compressor and is fixable. Lady says, no sir compressor is in the sealed unit. (if the compressor is in the sealed unit, then what you mean my compressor is covered?) Immediately i figured out this is a rip off company. I asked for her manager/supervisor. She said there is no one else who can help other than her. I asked about cancellation, it will be $75 to cancel. I said. That's fine. Give the estimate how much i would get back! Oh, no the person who looks into that is on break right now. I will open a ticket and ask him/her to call back. You can guess now! No ticket, no call back. I don't understand why they make their living this way? I feel like the people on the road begging are more decent than these people. There is no place to write review on their site, they are all paid fake reviews from time to time to grab more fish!.
I have been a recent victim of the Select Home Warranty company's false promises. I have purchased the policy by falling into the sales department trap offering 6 years with low price but then at the end, it turned out to be WASTE OF MONEY as the claims department looks for the ways to deny the claims without even reviewing the issue nor sending the technician for research.
After 500+ days of frustrating experience, I finally FIRED them and CANCELLED the policy and end up losing money, headaches with dealing a poor customer service and worst loyalty departments.

They are hard sellers but Select Home Warranty runs you in circles, delays, and delays for claims over $200. They sent out their own contractor who submitted the claim and Select Home Warranty kept telling them they would respond in 24 to 48 hours. They never responded to their own contractor. I ended up having to pay the contractor and never got reimbursed.
I had Select Home Warranty since I first purchased my home in 2018, so I have had them for 5 years. The few times that I called them to come out to fix my items was not a good experience. The first contactor was crap and the next time I called for another service the contractor called to say he was going out of town for a few days and would call when he got back into town...well guess what he never called so I called him back several times and never got a call back. I called the office to complain a Select Home Warranty representative stated that they would get in contact with the contractor to see what happen and get back with me and that never happen either. I called to cancel Select Home Warranty and they charged me a $75.00 fee and I am not even under a contract. So BEWARE of this company. They are CRAP and I would NOT suggest them to anyone with good sense. I am MAD as HELL for getting charged and not even being under a contract. My rating would be ZERO if it would have let me pick Zero.
This is a fraudulent company. They sell you a warranty- and if you need to file a claim they will find any reason under the sun not to pay it. I had a larger claim and they asked for 3 years of maintenance records, pictures of the unit, and the manufacturer tag on the unit. I provided ALL of this information (they must expect people not to have all this information) - I was told more that once that they had everything they needed. I contacted them several times over the course of a month - each time being told they had all the information and it should only be 24-48 hours. After all this they told me they would only pay $150 towards a new furnace. Why? No one can tell me- they just say that their department that reviews claims has given their "final ruling" and that is to only pay $150. When asked to speak with that department I was told they don't have phones in the "back room"! Now- if I want the $150 they are offering- I have to purchase a new furnace and have it installed. Provide them with the receipt and then they will "rule" whether or not to pay the claim for $150! So even the ridiculous amount they are offering is up for debate! PLEASE SAVE YOURSELF THE HEADACHE! Do not buy from them! Side note- in the contract that they don't give you until they have your money - there's this convenient little clause- it states that you will not file a class action lawsuit against them- hmmmm…

Called company on 7-2-23 in 112 degree texas heat wave as the digital thermostat stop working they sent out an ac company and they said its a digital thermostat issue get a new one and to stay on this company cause they wont pay. I ordered a Lennox 15z69 thermostat from ebay for 323.01 that i installed and got working they said they would allow 150.00 this was in JULY 23 its now 10-23 and no check for 150.00 have callled 10x and sat on the hold for the 800# only to be answered by someone in INDIA you cant uinderstand and they cant understand your english there is so much chatter in the background it sounds like a damn zoo you send 575 a yer for a home warranty pay 75 for ac guy to come out then eat the 323.01 thermostat and wait for a 150.00 check sounds like bs well it is somebody needs to investigate these theives and send ******* fleas to infest their armpits desired settlement - shut down this business and bomb the remains

I had a power issue with thevpower to my AC thermostat, and they sent out to tech to diagnose it. The tech spent no time a total of 5 minutes looking at the system and came to the conclusion that I needed a new system. He never turned in the report and was arrested for a DUI after leaving my house. The owner of the company came over two weeks later and spent the entire time apologizing and said that my system was leaking (which freon leaks are not covered by SHW). That didn't explain why I didn't have power going to the thermostat. I contacted another company who determined that I had issues with my contactor, board, relay, and transformer, but there was no leaking at all. I contacted SHW to tell them about my findings. They refused to accept the diagnosis of the second tech and said they trusted their tech. I asked for them to send a different company to review the case and they refused. Basically, they didn't want to pay for larger repairs that are covered under their policy, so they denied my claim based on a "leaking system", which never has leaked.
I own two (2) houses that I had insured by Select Home Warranty (SHW). The first issue was with my rental property. There was an issue that I paid approximately $5,000 for a repair. SHW was very nice. I was reimbursement $500 Whoop-te-do! My washer stopped working so I called SHW. They sent out THEIR repair person. It took then three (3) days to get to my house and when they got there the repair tech told me he could not fix it. What a joke! I had to have my HVAC system repaired in my house. First, SHW told me that I could not use my HVAC people unless they were vetted. Okay, that was done.
The work to get my system working again came to $9,000. SHW told me they would reimburse $500. I called them and I told them to cancel. After 22 minutes of arguing with them I was told they would charge me a few to cancel after they already took my money when I bought their policy. Why would anyone need SHW if they do not reimburse properly and fight with you to get work done or cancel them.
Last year we were turned down on a refrigerator claim. The refrigerator was condensating and water puddles would appear on floor as they still do even today. Select Home Warranty called it a leak and said leaks were not covered.
In August of 2023 our dishwasher went out and Select Home Warranty advised us to call a service tech. We did and the total charge was 113.00. Select H W said that we would only need to pay the 60.00 deductible. Now, upon filing a claim they have agreed to pay out a total of 125.00. That is to cover the service call and the replacement of our dishwasher. We have been paying a monthly premium on 41.00 plus for the last several years. When I told them that I was fed up and wanted to cancel policy they said I would not receive the 125.00 for the claim and that I would owe them another 75.00 for disconnect charge. Select Home Warrany is a scam They are dishonest and an insult to the American way of life. I do not recommend this company to anyone. I have given them thousands of dollars over the last 6 years and have not received any satisfaction from them. I feel as though I am not only receiving what I paid for but am being held captive by them saying that they won't pay claim if I cancel and they would charge me an extra 75.00. This is what I prefer to call industrial blackmail.
I bought a 5 year policy and made a claim on 10/27/21 for my A/C which they did nothing about. On 7/31/2023 I made a claim for my oven that isn't working. One week later I get a call from a technician to come to my home. He arrives and is not able to get to the component. He calls Select and they are to send someone out that can access it. Another 2 weeks go by and no call, no technician. I called and was told how sorry they were and that they would get someone to call me to schedule the visit. Another 2 weeks and it is now 9/13/23 and no call. I called again at 10:23 AM and was told that they sendtme an email and no email. I asked to speak to a supervisor as I wanted to cancel my policy at this point. I was told that a supervisor would call me back in 2-3 hours. 6 hours later no call, no email. I called again at 4:20PM and another agent told me that my claim wasn't covered only parts. I again asked to speak to a supervisor and was told she had been there for 4 years and could handle my problem. She couldn't. I again asked for a supervisor and was told that one would call me in an hour. I finally got a call back only to be told that it was my responsibility to call them after their representative told me that they would have someone call me. Their resolution is that I hire a contractor to pull my oven out of the cabinet at my expense and then call them to come out again to fix the problem. WORSE CUSTOMER SERVICE EVER. DO NOT DO BUSINESS WITH THEM!

And another tech wanting to get my pool setup for summer at150. More than I already gave for deductible she didn't fix my pump or water line to my pool. Both denied by select home Warrenty. And 3 more that I paid their techs for then had to fix it myself. Now my freezers compressor is out and they took money out of my bank account without my permission after saying they would go ahead and fix the freezer well guess what they declined it. And said it wasn't covered when in the contract it says it is. List all meat and others because of 3 weeks if waiting for them
