I read the coverage details carefully as compared to other companies. I previously looked at Choice Home Warranty since they were rated higher, but their warranty has so many exclusions that if you actually file a claim they don't cover anything. SHW seemed like a more reasonable balance between covering a lot and being inexpensive. I have had AHS Home Warranty for years and have become frustrated with long times to get anything serviced, like two months for a broken water heater and roughly two months for my washing machine.
I would say though that SHW's web site hasn't impressed me. I found the coverage details of their warranty plan by Googling for it, not because it was obvious how to find it on the web site. Similarly, when I went to the web site today the web site did not seem to be working.

BUYER BEWARE! I bought this warranty in good faith from the sales rep with the promise that all things I needed covered were fully covered with this warranty. And with a co-pay of $45 per claim. They only cover certain amounts. They are truly just a discount plan that discounts the cost of repairs when they go over a low $ amount. You are on the hook for the remainder. When I spoke to customer service they said that was the cap and they have caps on all things based on the life of the plan so they basically don't lose money with what I have paid. When I told him the rep mispresented the plan to me and I wanted all my money back he said they cannot do that. They will pro-rate, take out the costs of anything they have paid and then take a $75 fee. Actually spoke with a supervisor in the US... he stuck to the same as the others saying there was a cap of $400 for my plumbing issue (well system). I read the policy over again and what I see is that plumbing issues have a cap of $500. But because it is our well they throw it into the 'other' category which caps at $400. They are scammers! This is a BAD plan BUYER BEWARE!
I've been a customer of Select Home Warranty for 2 years. First issue was a backed up sewage line in my home. Sewage was coming up in showers and tubs and this was occurring while I was having an event at my home. I called and expressed the urgency in the situation they assured someone would be in contact shortly. Hours went by no call back. Finally called a repair company to get it done myself and then Select didn't want to pay because I didn't use their contractor. Finally settled with them for a portion of what I paid.
Next job dishwasher not working. So far two weeks of calls and they still can't get someone to come look at my dishwasher. No-one wants to work with these yahoos. They told me after two weeks to find my own contractor and they would reimburse me? Why am I the one doing their job and what the hell do the do but avoid getting things done. I don't believe they will reimburse after the my last experience. I have spoken with numerous entry level people as well as their supervisors and managers. All of them assured me they were the ones to take care of my claim and gave me their extension number with the promise of calling me back if I had any issues just leave a message and they would help. ALL SMOKE AND MIRRORS NO CALL BACK NO RESULTS.

This company charges 1050 for a 3 year Home Warranty Contract. I had home warranty from another company who were providing me great service already but it was yearly contract so it was little expensive. I got reference from friend about SelecHomeWarranty and signed up for their 3 year contract assuming they will do similar service like other company was doing. But it turns out to be a SCAM. And I am surprised how people still signing up for this company. They do pick the phone after you submit a claim request online. But there is no resolution when you talk to customer care, there is no manager or someone to talk and escalate the matter, rather than smash your head after talking to them that you just lost you $1050 by paying them full amount upfront. This company does not respond be it via email or phone call. So its like you pay them $1050 then when you see a problem submit a claim and then forget about getting any repair job being scheduled from them. If someone getting the required service then they must be blessed person, but after calling them 5 time in 2 days i got to know this is a fraud company and does not actually do service job at all.
Opened a claim for the AC repair and the issue is still not resolved after 15 days.
Technician provided the dignostic 3 days after I opened my claim and from that day, I have been calling them several times every day to check

It seems that the call center has no connection to the resolution team and can only provide only the status logged in their system and cannot provide a commitment or timeline. They will neither allow you to cancel the contract nor resolve the issue in a timely manner. Overall, very bad customer service.
Used them for my AC the guy that came out said the only reason he came was he lived 1 mile away. The company doesn't pay him so he doesn't do much work with them anymore.
I'm not sure how this company received so many positive reviews; perhaps they are from those working for the company. Not sure. But check the BBB website and you'll see just how many complaints they receive and how poor their service is.
I lasted 2 months with them before cancelling my membership. This was an overall terrible experience. I found them to be uncommunicative and unreliable. The website is not very good - there is no way to check your account at all. Calling to speak with someone is a hassle and very frustrating. You may be hung up on. You may have to keep getting transferred. It takes a while to get anything done.
I submitted my first (and only) claim with them to repair my AC unit. An outside company came and I paid $75, but this was only a diagnostic. I was told that AC repair was covered under my "Premium" contract. The AC company reported that the condenser coils needed to be cleaned in order for the AC system to perform better. Select Home Warranty did not accept this and would not cover the job. I had to cancel right away because it took days to get to this decision and I found it incredulous to not have this covered. This is the very reason to have SHW and they failed miserably. The previous company I used did cover this so perhaps I will go back to them. If you are looking for a company to insure household appliances - I would implore you to shop around and look elsewhere... avoid the problems I had.

Was not able to get a Technition out to me. I had to find my own pay them and send in the invoice to be reimbursed. It took a long time and several phone calls to get paid and when I did get reimbursed it was less then what I paid.

This warranty company has been the worst to deal with. I had a pool pump issue. They made me pay the pool repair man in full and I'm still waiting for my reimbursement. Then my ac went out on a weekend. They couldn't send someone to help me. It was 105° outside so after calling 5 times that day trying to get my repair approved they told me that department doesn't work on the weekends so if I wanted to pay the man myself I could but they couldn't guarantee they would cover the full cost amount. Turns out they won't pay anything because I didn't wait the 3 days to finally hear back from the approval department. So I would have been without ac for 3 days. It was 90° in my house and all they can say is sorry that's our policy. They don't care about customer care whatsoever. So if anything goes wrong with your house on the weekend just forgot having the warranty company pay for it. I called to cancel but they said if I cancel before I get my reimbursement check from my pool repair they will not give me that money back or send me a check, so they will just keep my money. What a joke of a company.
This company deserves a -5. They take your money and won't repair a thing. They always have an excuse not to cover repairs clearly covered under your plan. Find a more legitimate company because this company will just take your money.

In the last year I asked for my plumbing, refrigerator to be fixed and for my air con to be checked.
Only did i get the plumbing checked. And, I had to pay up front for both service call and repair. Plus wait online for 2.5 hours of time to get the approval. So the repair company had to return. Otherwise I would have been charged an hourly for having the repair man wait. He left after 45 minutes of being on hold.
I can go on and on. Suffice it to say, I still not have the air con or refrigerator issue taken care of after two weeks of dealing with this company. They even referred a supplier and had me call to schedule an appointment with a COMPANY THAT DOES NOT DO BUSINESS WITH SELECT HOME-----!
Had my policy since 2018. My water heater tank was leaking. Called select they denied my claim they said they only covered the components since when is the tank not a component of a water heater.
Had The Platinum Service Plan for four months, called in a claim for a dripping shower and was told I was not covered. They said they would cover it for another 49.95 a year so I told them to add the 49.95 Fixture coverage and send out a plumber and then they told me, we will be happy to take your money but we will not fix the drip in your shower because it's a preexisting problem. When I ordered the service I was told that I had the top coverage. This is a scam as far as I'm concerned, I canceled the service and called a Plummer. Don't waste your money!
Paid 1394 for 3yr contract which they breached and did not fufill thier end of the contract. I paid 45.00 for a repair tech to come out who diagnosed issue with dryer. Weeks went by and then select home warranty stalled and did not authorize repair even though tech told them the cause. I spent months chasing them. Then my refrigerator died. Sane thing all over again. I then requested cancelation of service due to breach. They sent me a chk for 24. 00. 1 and a half year left on contract at 1400 is not 24.00. They will deny service, delay and lie. Do not use this company
Select Home Warranty has terrible customer service. My AC stop working and I called them for service. It took 48 hrs before they assigned a company called Action Services. (Never heard of them). I called the number and this guy with a work truck came the next day. I have a Trane AC unit. He had no idea how to work on it. He said all AC units are the same. He said he will come back the next morning@ 10a after he reads up on unit. He said he will change out the thermostat. Guess work. He was no show the next day. Called Select and they said they would reassign to some1 else and would take another 48 hours before I would get another technician to call. I told them I would call my own technician. They said I could do that but my tech would have to call them before he works on system. I called Michael & Sons. They ck inside unit and saw alarm lights. He said sys had been knocked off line perhaps by power failure. He called Trane sys to assist in resetting system. I called select to approve before and was on hold for 45 min. No 1 ever picked up. I filed claim and receved an email from select it was approved. Its been 2 weeks ago never heard again from select. Called Select and they said their claims dept had to send a RA form for me to fill out. Nothing. I don't expect to receive it. I told Select about their sent tech from Action Services and they said they will put a note on claim. Select is terrible. They have no intention of paying any claim. Their own tech was getting ready to take them to the cleaners for either bogus work or they were going to deny claim. This is not a warranty to have.
This is the most affordable home warranty service out there! They really look out for you and care about you and your home from day one to years in the future! My whole family shops with this company and has not been let down since!

Answer: After filing 5 claims, and one tech that wanted to pad his pocket resulting in me fixing my own leak in a toilet at my expense after paying their tech. And another tech wanting to get my pool setup for summer at150. More than I already gave for deductible she didn't fix my pump or water line to my pool. Both denied by select home Warrenty. And 3 more that I paid their techs for then had to fix it myself. Now my freezers compressor is out and they took money out of my bank account without my permission after saying they would go ahead and fix the freezer well guess what they declined it. And said it wasn't covered when in the contract it says it is. List all meat and others because of 3 weeks if waiting for them
