USHUD is a great source for leads. You have to be consistent with any lead source website and follow up and "touch" the leads multiple ways. Some of the leads come real time as they fill out the form so the quicker you call them the better. I would recommend this to anyone who is looking to produce high volume!
The leads are terrible. They generate the leads through foreclosure ads so the leads are people that don't have money or are investors looking for a steal. I signed up for 3 months ($1600+) and never got a single useful lead. After cancelling in writing, they still charged my credit card again claiming that I agreed on a recorded call to extend. That is a lie. They can't produce the recorded call where I said that. Just run away from this scam and be sure to tell all your friends as well.
This is a private company that is attempting to scam Realtors into using their site. They are using the "HUD" name to make people think they are government. They say they have a "federal grant" but don't know the name of the grant. Very rude and obnoxious company. Don't listen to them ever. They did not work with the government and never will.
Fraud! Scammers! Bad leads! You won't close anything here. Wrong numbers and people who aren't trying to purchase a home at all! Save your money! Worst customer service ever! Even the realtors are running into the same issues!
I got their contact from an online home finder website and just amazed with their working on documentations and approval letters. USHUD provides me with the proper information to engage the buyer immediately and figure out what loan program works best for them. Even if they are just looking it's another lead I can pass along to real estate partners. Great lead source!, The success rate in reaching a live person is low but as is any business it is a numbers game. USHUD has met my expectations of what they said they would deliver.
Joined 1 day ago and everything has been smooth process. I have recieved lot of helpful information in email and contact numbers etc to reach out if I need anything at all. Super excited about this opportunity and where it takes me. So glad USHUD found me and called to present such a great offer.

Do not sign up for the US HUD leads, they are trash. I signed up for them and do get 2 leads coming in per day but over the first 30 days there hasn't been one that is qualified or real. The names and phone #'s are real but when I talk to them they have 1. Bad credit 2. Maybe $5,000- $10,000 for a down payment and 3. Want a 3 bd, 2 bath, 2,000 sq ft home in Denver for $250k. Sorry ain't happening. Maybe 10 years ago. Plus I have put in 3 phone calls, 4 texts and 3 emails to my sales rep since this is all happening and he isn't returning my calls. Do Not waste your time with these leads!
When you sign up for 30 days they will keep billing you unless you email them 48 hours prior to the 30 days being up even if you only signed up for 1 month. The website they provide is horrible and customer searches dont show all available properties in the area. Dont waste your money with this company.
Meleah was extremely helpful and polite assisting me through my concerns and needs. Timing was not good for me as I just had a major surgery and in recovery mood. She took that into consideration with her communication and understanding I would be slow at responding.
At first was very disappointed as the leads are low in cost for my area, but after speaking with Justin Anthony, things are changing. He has been very helpful with the leads and working with me.

I discussed where to find information, the public sees on Hud homes. Service person gave me information and said she would send a link to what I was looking for. Also, she said she would be sending information on scripts to use when talking to the people who call in. All my questions were answered.
Shortly they are after the information was in my email box. Thanks for the pleasant help.
Not worth the headache. Was told that we would receive between 20-30 leads per month, but results did not come through. Requested a refund on a month where I received only a handful of leads(none converted/not interested), and they would not refund any money, just offered a free month of leads, which will most likely result in another handful of junk leads

Received more leads than I first expected. Sure, mot every lead turns to a transaction, but it only takes a couple to support the cost of the program. Many of them require work and a bit of follow up, as long as you are consistent, you'll get some closings.
I told these people I did not want to sign up for 90 days but I would try 30 days to see if the leads were any good. The next day someone promises me some platinum program for free. I get a deduction from my account yesterday for another 30 days. The leads were a joke! Not one good lead. When I called to cancel and demand a refund the guy emailed me back saying on the audio they collected on the call that I was locked into a contract. They must have edited all the times I said I was only going to try them for 30 days. Don't waste your money! I had way better leads from other sources. Scam Scam Scam!
I have been blown away at the customer service I've received from this company. Meleah was personable and didn't make our conversation feel like a sales pitch. I can tell she WANTS to help people instead of making me feel like I'm just another phone call she has to make. 10/10, I am looking forward to continuing with her and this company.

The leads are bad, old, not qualified, some are already working with agents, and I have yet to hear back from a live person... no response on the leads. When you agree to just 3 months, they scam you into saying that you agreed for 6 months when you clearly did not. They are dishonest and lie to you. Who knows... they may not ever stop charging you. They don't deserve the 1 star rating. They are complete frauds... unprofessional... dishonest. Don't waste your money.

Answer: Unfortunately they are a legit company-their product and salesmen are totally a scam! Full of lies and a worthless product.
Answer: It wasn't a problem before they have you sign the contract but once you decide to not take the abuse anymore they become hostile and threaten and bully you.
