This place charged me 307.49 for a contract I didn't agree to that I never signed. Then charged me 200$ to cancel a contract I never signed. They call me at all hours to collect money I never agreed to pay the piece of they they tried to sell me was land locked. And frankly overpriced. They are dishonest. They will charge you money for absolutely no reason what so ever. They are shady. Do not make the mistake of ever even considering working with them. Any positive reviews here are most likely false. Or by employees trust me. They are terrible people
What a scam boyfriend put a down payment on a so called property we went and viewed the dump in Pasco County. Which is full of garbage and poison ivy my boyfriend tried contacting landcentral.com to get his money back since Pasco says the property is not cleared. They will not return his money or phone calls. They need to view the crap before they sucker another person
Hi Kim, please allow me to respond to your review of our company. I am sorry you and your boyfriend had a negative experience with your land purchase! We strive to match our customers with a property that meets and exceeds all of their expectations, and in your case, it sounds like we fell short of that goal. We are located in Vancouver, Washington and have hundreds of properties all across the US, which makes it too difficult to go and view each parcel in person. We encourage our customers to do as much research as possible before making a purchase, including (if possible) visiting the land in person before buying. We provide maps, latitude and longitude coordinates, Google Earth satellite views and driving directions to each of our properties so they can be viewed before and after purchase. We do hire outside vendors to clear our properties when notified by the county that it is necessary to do so.
Super fast, bought my land and 2 weeks later, my portfolio was sent over. Only thing I am scared about is I don't have a title yet after 2 months. I just contacted them, and are waiting to hear back.

I had meant to update this a while back, but kept forgetting. I received my deed in April after my last payment in March. I followed up in April with the County and my name is in their records as well. All in all, an awesome experience.

They have several lots at Rimrock Meadows in eastern Washington. We are an HOA and have annual dues. Land Central is often slow in paying those dues. There could be liens on those lots. Also, when they sell on contract they do not record with the county giving you little legal protection. We do not give membership rights to anyone on an unrecorded contract. For what it is worth, they function under MANY different business names.
Hi Kevin. In order to keep land affordable for everyone, we choose not to record our contracts with the county. Every property in Rimrock Meadows that is for sale on our website explicitly states that until the purchaser is a deeded owner, they are not allowed to use the Rimrock HOA Facilities. Our contract terms state that we guarantee a free and clear title on every property we sell. We wouldn’t be here still selling land after 20 years if that were not the case. The multiple LLC’s are simply for asset protection, a practice used by virtually every real estate investor with a large portfolio.
I have been looking at the site and have visited a few properties here in WA state for the last year, and have been very disappointed. The properties all have something wrong with them. They are essentially junk parcels. Either the land was undesirable (no power, water, sewer, in the middle of nowhere), or was in a decent area but the land was so steep, or declared a wetland. Be very careful and research the land on the county's auditor/assessor/treasurer's website. It will tell you if the land is residential, wetland, has access to utilities, how much it has been worth over the last decade, and even characteristics of the land (steep, sloped, cliff, etc). Buyer beware!
Bought some property went to put a home on it and the title couldn't be cleared, 9 months later still waiting and I'm out a lot of money, payments, land clearing, survey. I did try to pay off the land when I purchased a mobile home to put on it and that was when I found out the title couldnt he cleared.

We have provided you several title reports from the title company showing that they would provide title insurance for the property you are financing. Additionally, as part of our land sale contract, we guarantee a free and clear title when we deed the property at payoff. You are currently still financing the lot, so it has still not been paid off. Also, we are currently, as you know, working with a title company in providing you the documentation showing that the title is clear. We are currently working on what they are requiring from us to clear any remaining issues with the title.

I've never felt more let down. It is very upsetting to know that the property sold was that of parcel that was bought for mere pennies. The price of unpaid tax. You see I've discovered that nearly all land adjacent to this property I could purchase myself from the county for unpaid tax. No where near the 9,000 you expect to recieve. Answer: The reason why the land is so cheap is because they buy land on auctions and foreclosures... and then the customers have the change to make a good deal out of it. I bought my piece of land a couple of days ago for $3K (1.51 acres) in Rio Rico, Az. When I look at the land value thru the tax assessor's site I think a made a very good deal. I can only say i had a very good experience with them and I would certainly reccomend them to family and friends (which I already did and now my father-in-law is gonna be my neighbor there in Rio Rico!)

Answer: Hi Patrick - to get an address assigned for a property is all done through the County/City, so the rules will be dependent on what they require. If the County is saying that they require a structure or building permits in order to assign an address then unfortunately there isn't any way around that.

When you purchase any property on our website and pay the down payment you electronically sign the contract when agreeing to the terms and conditions. Then, after that point you disputed the charge with your bank. We provided all of the information to your bank and they agreed with us, and you lost the chargeback. When agreeing to the terms and conditions prior to the purchase you agree that you have done your diligence prior to the purchase. We provide as much property information up front as possible (parcel numbers, legal descriptions, and maps) in order for our customers to research the properties prior to purchase. Yes, we did tell you that there is a $200 cancellation fee (which is also part of the contract signed), however it was NOT charged. Your lack of due diligence and buyers remorse is no reason to personally attack any of our staff by calling us dishonest, shady or terrible. We would not have stayed in business for 26 years if these statements were true. In the future, prior to purchasing anything, I would recommend doing your research prior to making a payment.
