Yes, we've had some great results, with pretty good communication.
But, we've had a couple exeperiences that were not satisfying.
Evolve is not for the home owner it is all set up for the renter so beware home owners. I have been with Evolve for a few years and in the beginning it was great, the renters were great, customer service was great. That is no longer the case, the past couple years have been a nightmare. You can not depend on the services they recommend. The cleaning service suggested in their network can not be trusted. I have had guests arrive to my house that was not cleaned from the previous guests. On one occasion the guests just trashed the entire house and had a dog. The cleaning people walked in walked out and said they no longer wished to provide service. Guest have also left reviews mentioning the cleanliness. I have dealt with many different people in customer service and they all the same, "we are very sorry to hear about your problem that very rarely ever happens" They do not support your rules you put in the listing, pets especially. Damage claim process is a nightmare. The now upgraded $5000.00 from $3000.00 per claim is a joke. Very short time to report any damage so if you are away from your property and can not get there in time your loss. Had an unhallowed dog a guest brought that caused massive damage. Chewed couch, bar, kitchen chairs and cupboards, When I filed a claim Evolved responded that it was normal wear and tear, even though I provided detailed chewed teeth marks. It was a fight to get to get a claim and still have damage. Background check is little or nothing. If referred to by another rental service no background check provided at all. I did a phone number search and found out a guest from Las Vegas was in the porn business. When I brought this to Evolves attention put me on notice for bringing up porn to them. However they allowed this person or persons to rent my home. Not to sure if my house is in the movies, not my genre. I have more but hopefully you get what I am saying. Evolves is all about the money, (the renter) not the home owner.
I have had my STR with Evolve since 2016.
Since choosing Evolve, not once have they disappointed in any transaction or communication.
Evolve was fast and easy to use and provided all information needed for a great vacation.
My wife and I rented this property for a weekend in December 2022.
We woke up on Saturday to the house having dropped to 65 from 72 (it was in the low 20's outside). The guest contact came to the house and explained that the house had a heat pump and we needed to be patient. He never tsolved the issue of the dropping thermostat and it dropped into the 60's several other times. Most frustrating and dishonest; there was no dishwasher or outside grill despite the home being advertised as including them. Why would we want to grill when it's 20 degrees out? Because my wife and I had purchased over $100 worth of groceries to make home cooked meals. When we went to cook on Sunday, we discovered that the cooktop didn't work and went looking for the advertised (and invisible) outside grill. We texted and called the guest contact; however he never responded. The result, over $100 worth of wasted food and much more spent on meals.
The stay was disappointing enough but Evolve's absolutely uncaring approach is what has me sharing this. When contacting them about our frustrations, they said they will look for a settlement that will be fair to both parties. They asked for documentation. I was able to provide screenshots of my texts and calls to the guest contact that didn't respond. I wasn't able to provide pictures of a dishwasher and grill that didn't exist. Their very caring resolution: A $100 refund to be used towards another Evolve rental that I had to choose over the next 7 days; they seemed to amend this since my bank account has now been credited.
The final insult is that once they provided the "resolution" I said I'd be writing a detailed review. Not surprisingly, when I went on to my account to review my stay, the link is disabled.
This is a terrible company and I hope by posting this review, I can protect others from having similar experiences with Evolve.
Evolve staff is always very quick to answer my requests and get them completed as soon as possible!
He was very helpful. Explained that the pricing is prorated on possible rent moving forward. We need to look ahead when figuring nightly rental rates
Everyone is so helpful and considerate as a homeowner they truly work for you. They are the best.
This is the worst rental management…
This is the worst rental management company ever! Run for the hills. I have had major issues with EVOLVE :( when there is an issue they will leave voicemail and no extension number to get a hold of the person who has contacted you. So you have to sit on hold and explain the issue with someone who has no idea what is going on.
1. I did not get one booking for 10 months and my house is great location and newly renovated.
2. I had to fight for my referral sign on fee of $250 for over a year. And the person who referred me never received her pay out.
3.The cleaning lady is the point of contact? How can you trust a cleaning lady to take care of all issues? Issues arise and the cleaning lady calls me. So whats the point?
4. They would not allow photos of the beach or village walking distance from my house. Only the house?
5. They work on alga rhythem's that fluctuated so much I lost 2K on a weeks rental at the height of my beach rental season. They had no excuse other than the alga rhythem 's told them to do it?
6. They say that they offer 3 professional photo shoots. When I requested another photo shoot, they emailed me and asked me to take photos and document the changes on my home that were different than last shoot.
7. they have zero social media or marketing for your home
8. They blocked my entire calendar because a tax law changed in my state which required an occupancy certificate. They never emailed or called giving me the heads up this was happening or that I had to provide this or they could not rent my home... they simply just blocked whole calendar.
9. Someone by the name of SAM in upper management hung up on me when he didnt have the answers to my questions. Crazy!
This is such bad customer service! RUN!
The "onboarding" process was a breeze. Hey, yeah - let's get you going! Get signed up! Dynamic pricing! Dynamic! Woohoo! Dynamic pricing.
Once I get signed up - the warning signs start to show. To begin with, it took extra time to get listed on things after the photo shoot. It took a full week/weekend for them to "edit the photos" and "setup the listing." We finally get the notice on Monday that the photos are ready and pending our review, the listing will be ready.
When they "press the button", my listing goes live... except it didn't. I got different answers about why it didn't appear. This isn't the end of the world but it took about another 24 hours before we appeared on the sites even though I was told it was practically "instant". Again, I'm not sure if it's miscommunication or misunderstanding but depending on who I spoke with - I got different answers.
Now comes the nail in the coffin, Evolve has such a HUGE upcharge on AirBNB that it is impossible to be competitive. I'm effectively pricing myself about 20-30% higher than our competition and for what? I see none of the money because it is for insurance or "3rd party booking fees." Again, depending on who I spoke to - I received a separate answer.
The straw that breaks the camel's back to me is just the lack of control and the speed in which everything has to be done. The description of the property sounds so generic it sounds like a chat bot wrote it. Nothing is taken as seriously. If you have an investment property and you have a bottom line - TIME IS MONEY. Evolve reminds me of going to the DMV. There is always more steps, another person to talk to, etc. It's SLOW.
So I did end up cancelling and here I am, and I have to until a "Senior Specialist" or something gets back to me. Guess what? They don't work weekends. So hey, I get to wait one or two days after to HOPE they get back to me. And guess what else? I can't list my OWN property because I signed up for Evolve - which they're still getting $250 from me, either way, for an early cancellation fee. This company has NO concept of the fundamental concept of Time = Money.

Answer: Avoid Evolve it will be a major mistake listing your property with them. The client support is all flash with no substance. The owner protection insurance is a scam! The listing description was never correct, my Financial lost was over $6000 due to guest damages that were supposedly covered. The corporate infrastructure is amateurish and segmented without leadership.
